This is not a self-diagnostic guide, but rather an informative list of some of the problems most often battled by building owners and facilities professionals.
Leaking roofs can usually be repaired quite barely depending on how severe the damage to the roof is. By locating the general area of the roof leak on your home the problem can be isolated and fixed fairly easily. Most roof repair contractors can locate the cause of a roof leak quickly and will often explain the problem in wrong way.
The source of the roof leak is not always obvious. A leak may not be directly above the water stain on the ceiling or the wet spot on the attic floor; it may travel horizontally under the shingles and then down the roof sheathing before penetrating at a seam. The vast majority of roof coverings operate using the principal of gravity. This can be a big help in locating a leak source. However, horizontal roof boards can trick you. A leak may actually be eight to 10 feet sideways from where you see the wet ceiling or spot in the attic.

The source of some leaks is easy to find, while others will require another person to help spot the source from the inside. If you don’t feel comfortable on a roof, don’t get up on one—find a roofer you can trust. Sometimes this can be as hard as finding the smallest leak! Roof leaks can also be inferred a number of ways. - Wind-blown rain leaks; because they can drive water up and under your roofing materials; and finally,
- The pesky non-roof leak, which can be the result of such sneaky things as high humidity, which causes condensation; cracked chimney crowns; or missing siding.
- Leaks in Windows; Leaking windows is another very common occurrence. Many homes have storm windows that have a bottom expander strip. This area often gets clogged up and allows water to build up between the storm window and the main window. Water then seeps into the sill and creates a leak below the window. This may appear as a roof leak but really is the window. Another item that could create a leak is improperly installed window sill capping.
Roofs require an inspection periodically and the best person to inspect them for signs of leakage is the house owner. A through inspection is warranted after rains and snow.
